Very nice! I would also like a guest room/study upstairs, with a master suite downstairs. We have a place at the river that might fit the bill...with a lot of changes. The lot is 100 feet wide, 300 feet deep, with a view to the rear (river). Very quiet, very dark at night. Deer galore! I am doing the design work, but I don't know how much is fantasy right now. We may also keep looking for a bungalow in town.

I recently worked with Home Patterns (www.homepatterns.com) and modified the "Rutledge" floorplan to better suit my needs. I increased the size of the house to 1550 sqft and had to add an attached garage (per city code). They also sell stock plans which may or may not need to be modified for the city that you live in. Mine needed some minor modifications before my city would approve them and I worked with a local drafter to accomplish this with minimal cost. Presently, I am one week away from moving in.
